Lake Homes

The owners of this property on the west shoreline of Clear Lake came to Lynn seeking to expand and remodel the home to better accommodate family and guests. The lack of an attached garage was another priority on their wish list. As is the case with many lake properties, challenges in complying with size and setback ordinances played a large part for Lynn's redesign of the existing layout. The result was the expansion of the lakeside bedroom on the 2nd floor with a new dormer and the repurposing of another bedroom to a loft. Two new bedrooms were added above the new single car garage and a new formal entry, which was lacking in the existing home. We completed construction of this lake home in 2019. It has served the homeowners well but they have found that their family enjoys having guests stay with them practically every summer weekend. This has created a dilemma of sorts for them. They absolutely love their spot on the lake and the home as well but there is currently a lack of bedrooms and bathrooms. So they approached Lynn about the possibility of expanding the home to better accommodate their guests. The challenge this presented Lynn in designing an addition was that the allowable space that complies with the county ordinance is completely occupied by the current home. Understandably, the owners were reluctant to undergo the process and uncertainty of obtaining a variance that would need to be obtained from the Board of Zoning Appeals. The owners of this property on Turkey Lake in Steuben County, decided that their existing home was just not suitable to accommodate their growing family. The importance of being able to host their adult children and grandchildren for extended visits was prioritized in the design of the home. With that in mind and with their wish to avoid any need for zoning variances to be granted, Lynn set out to design this one of a kind home for the owners. Construction began as soon as the existing home was demolished. As is common for lake properties, the foundation was engineered to accommodate soils unsuitable for conventional construction. The result is a 4 bedroom home with the owner's bedroom on the main floor. A bonus room on the 2nd floor provides additional space for the kids. After seeing a new home constructed by our company on one side of this site and two extensive remodel/additions performed by us on the other side, the owner of the lot apparently was impressed enough with our work to come to us with the desire to remove the existing cottage and build new. As is the case with most lake properties, there are unique characteristics with this site that needed to be taken into account in the planning of the new home. With direction from the owners, Lynn designed a home to meet their wishes and be positioned to fit nicely on the site. The result is a 7 bedroom, 6 1/2 bath home with a one car attached garage. After dreaming of replacing the tired old cottage on this family property on Lake James, the owners decided that the time had now come to move forward. The goals for the project were to provide more sleeping and bathing capacity as well as being able to enjoy the benefits of new amenities currently available in new homes. The original concept for the home was created by local architect Phillip Breckler. With some subsequent adjustments by Lynn to meet some additional wishes by the owners, as well as lot considerations, the result is a beautiful 4,532 sq. ft. two and one-half story lake home.
